Single Agent Transaction? Seeking Advice.

Hey guys,

I'm trying to buy a property here in LA where I live as a rental (rental in LA? Yes I know, I'm crazy). I am unrepresented, so I am not working a realtor. Someone recommended putting an offer in on the place and telling the selling agent that I would like to do a single agent transaction. The idea being that the seller would not have to pay for my buyers agent's commission, thus making my offer stand out a bit stronger than others. Does anyone have experience doing this? Is there anything I need to be aware of, or make sure of if I decide to go through with this? This would be my first property, so I want to make sure I don't get screwed in someway that I wasn't aware of.
