Wanted to open this up to discussion to hear people's experiences with turnkey properties. Which company was the provider, how long have you had the property, and how has it performed?

Hey all,

Would love to get some feedback on investors working with turnkey companies. I have been in contact with a few. Some work vertically integrated with everything in house, but cash flow returns aren't worth it to me when I run all the numbers. Some argue that these same markets are starting to appreciate more than ever, but generally in the past they don't appreciate at all. Then I wonder if that's a start of a new trend, or just because of the current hot market. Then there have been turnkey companies with better numbers on paper, but everything is not in house (work with subcontractors, third party management) so I don't know which way to turn. Is there anybody currently investing in turnkey and if so where and how has that been going? Would appreciate some feedback, feeling very discouraged lately.

Wanting to open this up to conversation. What are some approaches and strategies you would take if you had 100k cash to work with just starting out? Goal is to achieve 20k income a month within a 10 year span - the sooner the better obviously. Looking forward to seeing your answers!

Was thinking of having this move over to private messaging, but I guess I can ask the questions here too. 

Curious to know which areas/neighborhoods of Toledo are becoming gentrified and more developed. 

Thoughts on the Five points and West Toledo area? Seems like a higher crime location.

What are some of the safest and nicest neighborhoods of Toledo and what are the average value of homes there?

@Joe Splitrock Yup, that's my concern. Curious to see how many other people had a similar experience. Does an inspection look into all of that, or is there only so much they can check? In terms of sewer lines, plumbing, old wiring, foundation, etc. If you had to give a year in terms of how old of a house you would buy, what year would that cutoff be for you?

Hi all,

I've been looking into some potential cash flowing rentals in various markets. I'm noticing several of these homes have been built between the years 1900-1930. Seeing how old these homes are, that personally scares me. My thought is that things I wouldn't even consider or know about could crap out and cost a fortune to replace or fix if I were to purchase homes this old (plumbing, structural, foundation, electrical, etc). Would like to hear some of your thoughts - How much weight do you hold to when your rental properties were built?
