Devin Mann try easing into this until you get your mind set. Since you wake up 8 or 9 start at 7 am for a month or so and once you achieve this go to six am, then push yourself to your goal of 5 am. Think of it like someone quit smoking, some go cold turkey and others need patches but they all get to the same goal just different paths. Good luck on achieving your goal.

Joe Taylor has it correct. If they put that many workers, two per bedroom, they are housing the workers and not management. They will not take care of the house. Higher deposit, short term lease, and put a weekly cleaning service and landscape maintenance into the rent.

Tim Kaminski , I would check with the health department that maintains the information on wells and septic systems. Check how deep and the age of the pump, they should have a record if it was replaced. The pump is the expense part of the well system. Also depending on the quality of the water it might have a softener and you would have to replace the filter every couple of months. Well contractors charge on the depth of the well per linear foot if they need to replace the pump. Put some money aside every month on maintenance of the system so if something fails you have the ability to fix it. It is free water but if something fails with the system it will be a couple hundred dollars and up to fix.

I agree with Jon Mason depending on the sizes of the addition and bathrooms it will be around 80k to 115k. Would suggest multiple general contractors review the project and do not go with the least expensive. This is a decent size project and could end up badly if the wrong contractor is chosen.

Ricardo Meza if you have more than one quote for the flooring see if they included it in their bid and if the contractor tries to ask for a change order tell him that the others included it in their bids plus you brought it up during the walk thru.

Matt the pipe is draining with the faucet but with the increase of water flow from the washer it overflows. I would guess that there is a small clog after your floor drain that builds up with the amount of water from the washing machine. Try removing the grate snake the pipe with a small cheap snake tool from Home Depot. You might be able to tell where the clog might be from the floor drain by timing the water when it drains and/or listening to the water at the floor drain for the change in the sound of the water once it starts to back flow. Hopefully this helps.

Sod won't grow because of the shade and roots of the trees as the landscape company suggested. You could plant hosta plants that do well in the shade or mulch the whole area. I would not do anything personally if it is the same when they viewed the house. You will just keep spending money for this then in 6 months they will not renew the lease. Just tell them what the landscape company said about grass not being able to grow. From their comments it seems that they do not know a lot about landscaping.

Justin explained it the best. You might of had a great contractor quote one of your projects but they had too high of a number. I think some flipping contractors are comprised of good contractors trying to get to higher end projects because those are the jobs where they make the most profit and get quality referrals for the next job. I have worked for people as a contractor where they want a deal or talk you down on your number. The best jobs that contractors get are from referrals because the new client knows your reputation and why you charge the way you do. Now think if you go from this job to quote a flipper who wants a bargain and maybe talks you down on your price. After awhile the contractor will have enough referrals to get a backlog of projects and will not have time to quote other projects.
