@Keith Le Blanc, I am going to the 2-day blueprint in April. I personally know people that have gone, and they all claimed that it changed their business model completely, in a positive way. It is pricey, but if you find someone who is also going, you can split the cost, so I was able to only pay $2500 beforehand and I will pay the other $2500 when I get there at the event. It does cost a lot, but I am also in Grant Cardone's mentorship $999 and Brent Daniels mentorship $3500, so I am well aware of the cost of quality mentorship. I know that with Jason's team, they will be with you forever, not just a temporary mentorship. I am not even in the mentorship, but the Facebook group has been so helpful and I have not even attended yet. Again, this is just information for you, and I would say just do some research in advance. You can probably join the FB group Wholesaling Houses Every Day too and just talk to people who have gone.

Post: Assignment Contract for JV deal

When doing a JV deal, does the wholesaler who has the property under contract with the seller sign the assignment contract, or do both wholesalers sign it along with the end buyer.

This is for a deal where the JV partner, who does not have the home under the purchase contract, brings the end buyer to the table.

Thanks everyone,

Jon

@Dmitriy Fomichenko thank you for the information. It is appreciated!

@Jacob Pereira connecting would be a great idea. I love connecting with fellow Marines or veterans, and since you are in real estate, it is like I am double networking.

Hey Chris,

I actually just closed on my own home with a VA Loan a couple of weeks ago. I should have just used a normal loan for my home and a VA loan for the multi-family purpose. We live and learn lol I appreciate the enthusiasm! Are you into wholesaling as well?

Thanks John,

I appreciate it, I agree with you and I will take your advice in meeting with a lawyer who specialized in wholesale real estate.

Also, you ever willing to JV in the near future in some homes John? I am always looking to build my network and seeing that you're in Dallas, could be a good opportunity for both of us.

Hey everyone,

I wanted to see if anyone has a legitimate wholesale contract template or knows a good resource to get one from.

I know I can go through lawyers to obtain them but I figured I would ask all of you as well to see your opinions. Do you always use the same contract, and simply change the seller and home information on it every time you lock up a home on contract?

Thanks,

Jon

Hey everyone,

My name is Jon and I am a new real estate investor. I am looking to wholesale properties in order to save up enough income to jump into the big deals in multi-family homes. I live in Hutto TX, which is just north of Austin TX. I would love to connect with other real estate investors, whether it be sellers, buyers, wholesalers, flippers, etc. I am also going for my real estate license, which I should have next year in January. I know I do not need the license to be a wholesaler, but I personally know two friends that are buying homes next year. The $297 fee for obtaining the license course seemed like an easy no brainer to earn 5-10k in earnings from being the buying agent for my friends next year.

I am a veteran of the United States Marine Corps and I currently work for the Department of Veterans Affairs. Working in finance during my military service and working in Financial Compliance for the government has really opened my eyes to the financial world.

I want to be able to leave my job working as a federal employee and make real estate investing my full-time job/lifestyle by the end of next year.

If you want to connect, please let me know. I am excited to get to know everyone on this website.

Hi Scott,

I live in Hutto, TX and I am beginning to get into wholesaling properties. I would love to chat with you and try to get some real estate deals together. Wholesaling is a very interesting process, where you don't need money to close a deal. I also do not have a lot of money saved, I am also paying off debt, and I have a goal of owning over 1000 units in multi-family homes. I also am in a mentorship with Grant Cardone so I am building my networking. If you are interested in reaching out to me or talking, just let me know.

Hope to hear from you soon

Jon
