 +1 for Ohio! Move here, work remote for a tech company in CA. Make bank, low cost of living! Our property manager in our brokerage did just that - worked as an engineer for Google and Apple - quit and moved to Ohio, buying investment properties and building a PM company. Go Ohio!

Only if you are finding off market deals, paying cash, increasing rent to market rates and then refinancing. For investment purposes, if you are lending at time of transaction, not going to find more than 70-75% LTV. Hard Money Lenders could be an option though at a much higher interest rate if you are buying value-add. DM me - I can connect you with some local lenders and a few HMLs in Ohio.

I'm a CPA - and I got my real estate license to jump into full time investing. The knowledge you have will be invaluable as you talk to potential investors. Understanding depreciation, 1031 exchanges, tax basis, capital gains, financial statements, etc... super helpful! Best of luck!

Similar to what Bruce said, I typically post a letter on each tenants door of the new rent. In Ohio you have give notice prior to the end of the current month, with a full month before the increase. For example, if you wanted rents to increase on October 1st, notice would have to be given no later than August 31st. If you waited until September 1st, rents could not legally increase until November 1st. This of course is assuming they are not under a current lease agreement, if they are, you must abide by the terms of the previous landlords agreement until it expires at which point you could increase rents or have them sign a new lease with a new price. In my letter I typically give some explanation as to why the price is increasing, usually market rents are a major factor, but I have also increased rents due to higher taxes, utility cost, etc. I just give them the honest reasoning behind my decision, and I have had very little push back over the years. Of course providing a great housing experience, being reasonable with rents, and being responsive for repairs and other issues helps ease any rent increases. My last tip would be to give incremental increases, I have purchased properties where the average rents were $300 under market, to reduce my vacancies I would do 6 month or 12 month increases vs just raising it $300 right away. As tenants naturally turn over I can then bring in the new tenants at the current market rate, while slowly stepping up my inherited tenants to market rate.
