Post: Zapier for Processing BP Leads

Hi -

I work with lots of investors (as a real estate agent), and sometimes I get leads from Bigger Pockets. Has anyone used Zapier to process Bigger Pockets leads from an email that is sent, or a text message that is sent?

My CRM is FollowUpBoss - and I know how to use Zapier once the lead is processed, just having a hard time with the email parser.

Thanks!

Jonathan

i find estate that does not publish on zillow (i call that "off market" ;) ) at a really low price, but the house condition is bad, and It should pass a deep rehab..this house in good suburb, and the meaning ARV of the house in this area is between 131-188K (it's depend on the analyze method), the house offered in the for 60K and i sure it's can be decrease - the problem is that i dont know and dont have the tools to estimate the rehab expenses. the rent estimate is 1500$.
what do you think? What is the next step?maybe that kind of beginning is to harsh from aboard, and maybe should i transfer this opportunity to a local investor will glad to

I'd recommend finding a local contractor who can assist you in estimating rehab costs, as well as a property manager who can point you to accurate rental rates. I'll send you some references.

So we got hit pretty hard from Hurricane Ida and need to replace two full HVAC systems in our Triplex. I understand that this doesn't qualify under the de minimus safe harbor exclusion.

Is there any way to write off these systems in some way, or would it need to be applied to the basis?

Did insurance pay for replacement?

Are you looking for someone to file your taxes? Or do tax planning? There are 3 things accountants do:

  1. 1. bookkeeping (looks like you have that covered)
  2. 2. tax prep (should be a CPA or at least work for a CPA)
  3. 3. tax planning (should be a CPA)

Tax planning is the most expensive - but as you build a portfolio, and have more complicated working situations, it's definitely worth it in the long run.

Best of luck!

Hi @Sun Chen - Any interest you pay on a rental property that is paying down debt on a lien (i.e. a mortgage) is a reduction in your income on your tax (Schedule E). It is considered an expense.
