Cash Flow Deal in Columbus, Oh

Investment Info:

Single-family residence buy & hold investment in Columbus.

Purchase price: $131,500
Cash invested: $30,000

Single fam rental in a B area in Columbus, Oh. The deal was found with an agent on the MLS, light reno needed to get max rents. Investing in Columbus with the intent to get great cash flow but Columbus has also seen good appreciation the last couple of years as well.

What made you interested in investing in this type of deal?

Cash Flow was looking for a place I can get a 10% COC return.

How did you find this deal and how did you negotiate it?

MLS we did go over the asking price do to the market being a seller's market but goes to show there are still so many deals out there.

How did you finance this deal?

Conventional Loan 20% down bought down to a 3.65% interested rate.

How did you add value to the deal?

Light Reno- Interior Paint and general maintenance up to date.

What was the outcome?

Great Deal going to look to replicate it.

Lessons learned? Challenges?

Each deal my partner and I do feels like we get better and implement more processes. So just keep grinding and you will reap the reward.
