If you're looking at large metros, there are a ton of sources available. Check out city-data, scopeout, and neighborhoodscout. If you're looking into smaller metros, data and reports might be limited. Either way, your best resource will be a local agent. But find a good one, get references. Hope this helps.

@Matt Corso Location is most important. A good location is much more forgiving than a bad one. What markets are you looking into? Every market is unique.

I think a more appropriate title would be most Unaffordable market than overvalued.

@Alisha Wilson have you considered working with a realtor and finding properties needing cosmetics? You can get in at better price and much easier to manage than a full rehab. You'll pay premium for turnkeys with lower cashflow, but its very hands off IF you work with a good provider. I heard good things about MIP so they might be a good option. Good luck!

These median days on market for zipcodes from April 2022. You can use this as a rough guide to see which areas are more "hot" or selling faster than others. But your best resource will be a good local investor friendly agent. They'll help you find deals that fit your needs. Hope this helps!
