I think It sounds great. Mainly because this is also the strategy I'm currently using. Google "Revese Wholesaling" for more details and tips.

hey there, I'm also at the same stage of my REI Business and have been driving for dollars and collecting information on other local investors along the way. As far as Cragslist goes, I'd try posting your ad in Housing - Real Estate For Sale. I've already found a few investors posts in that category and have added them to my buyers list as well. Good luck on your journey and reaching your goals.

I Would find a way to locate the county tax records for the properties your looking at. On the record, you'll see if the owner has an out of the area mailing address. That usually points to an absentee owner.

I also wholesale, I have found it very helpful to be up to speed on some of the lending options that your buyers may want to use to buy one of your wholesales. It also is good to get up to speed on the conventional, FHA, VA, and even USDA lending guidelines in case you decide to retail a property.

The more you can take a person who doesn't know their options or thinks they only have 1 way of paying for a property, and give them many options, the quicker and more efficient you will be in selling your properties. You will also become known as a person with great knowledge and a valuable resource for others.
