I've used Honest Abe Plumbing for about fifteen years on single family properties. I still get bids, but they consistently both give the best prices and do the best work. Good Luck!

For class A&B neighborhoods try Bay Management Group. For class C, PropertyWize does a good job finding tenants. I think both are listed in the BP resources for Baltimore.

Hi Folks, I'm fairly new to Bigger Pockets, but not to Baltimore landlording, and have a couple of properties in the Hollins Market and Pigtown areas. I first bought in 2001 and have some potential good deals next to or near my properties, that might need heavy rehabs, but with workable numbers. I'm having real difficulty finding general contractors willing to work in marginal, "C" neighborhoods, and who stand up to requests for references or other standard questioning. I've found great skill contractors who I have asked for references, but none of their referrals have been willing to work in the margins.
Any suggestions for finding good general contractors for Baltimore City?

Hi James, I'm new to the forum, but no so much to land-lording. I've had properties in Pigtown and Hollins Market, and also had frustration with property managers in class C neighborhoods over more than 15 years, and mostly decided to manage myself from NYC and for five years from Malawi!- it was easier. I was looking for help with tenant placement and inadvertently may have found a good management company that manages section 8 well. Their name is ProprtyWize and I found them on the BP marketplace. Hey Bigger Pockets Family,
Although I'm a BP newbie, I inadvertently became a landlord in 2001 when 2 months after buying a house to live in, in the Hollins Market area, of Baltimore I was sent overseas by my job. I quickly found tenants and bought a second house near to the first, while I was still away and have been renting them ever since. I was a good landlord and bad businessperson, and was about to sell both last year when I discovered Bigger Pockets. That has made all the difference. I feel like I've learned more from BP in about 8 months than I did in years of college.
I feel comfortable operating on the C neighborhoods I know in Baltimore, have found some good deals from owners I've gotten to know near my existing properties, but struggle to find good general contractors willing to work in these areas. I have found great skill contractors, and when I ask them for references, the general contractors they work with are consistently reluctant to work the neighborhoods I'm interested in. The contractors I do find stop responding when I start asking for references and other standard screening questions.
Any suggestions on finding good general contractors for single family properties who can do everything from gut rehabs on down in Baltimore?
