Hi guys 

Working on a deal to secure a 2 unit commercial retail building in Sarasota, Fl. Looking to connect with a few contractors to get an idea of what scope of work I will need to do to get one space ready for my business and the other unit ready for a future tenet. Looking to get someone who can guild and assist along this new endeavor since I'm new to the commercial space and Florida as well.

Hi guys

Im looking to buy a commercial building to owner occupy it from a seller willing to do owner financing with a 5 yr ballon. My business will occupy the smaller 800 sq ft space and I will be able to rent out the larger portion that is 2000 sq ft. Wanted to see if there was any local sarasota commercial agents here that know what the going rate for commercial rate per sq ft is? What could I possibly charge and can I do NNN lease.

Reaching out to get some ideas of what I could charge to see if my numbers are correct and if the deal makes sense for me to pursue. Also how I find out if the property is in an opportunity zone to eventually add on to the existing building and add more space (retail or more commercial) if I add up on the structure there now. 

Ive owned and managed residential leases before but never commercial. Any referrals to title companies who deal with owner financed deals would also be appreciated.

Thanks for the response. I did call the Sarasota county town hall and the city of Sarasota allows for STRs to be defined as 7 days & 7 nights but Sarasota is in other Counties as well so I need to call the others to see what their definitions are.

Hi guys

New to the Sarasota/Florida market and looking to link up with someone who's been doing STR investing in the Sarasota/ west cost of Florida. Moved from up north and looking to build my portfolio down here. I owned a few properties back north but as LTR and want to meet with someone who's had success here in Florida to pick your brain and learn the market. Post: Closing on first flip on September 16th in MA

Hi guys

So I close on my first flip on September 16th in Shrewsbury MA. Was not planning on getting into a flip but an off market property came to me and I was able to get it at a significant discount.

The property is a single family ranch, 3 bed, 1 bath with about 1,300 sq ft. Purchased the home for $255k and comps show $350-$415 depending on condition of home and if a second bathroom is added.

Wanted to get your thoughts on which type of rehab I should do. The first option being a $30k rehab which is mainly cosmetic and some light repairs to the electrical and refinishing the kitchen and bath without getting into any rearranging of anything. This should be able to get me in and out quicker but give me a little less profit on the back side. The second rehab would cost about $70k and would involve much more, including rearranging the kitchen and adding new everything, redoing the bathroom, adding a second bath downstairs and opening up the floor a bit. This is the bigger Reno but will yield a bigger profit since comps so in the $400s.

Looking for some advice based on what others have found to work for them and also if anyone works in the Worcester county area would love some referrals on some General Contractors, Plummer’s and electricians.

Struck up a deal on an FSBO in Shrewsbury,MA and it's going to be a fix and flip. The property needs slot of work from new kitchen and bath to new windows, etc. Wanted to see if anyone on here has used any General contractors that could recommend or any skilled trades that they have had a good experience with? Please let me know.
