Sarasota owner financed commercial deal

Hi guys

Im looking to buy a commercial building to owner occupy it from a seller willing to do owner financing with a 5 yr ballon. My business will occupy the smaller 800 sq ft space and I will be able to rent out the larger portion that is 2000 sq ft. Wanted to see if there was any local sarasota commercial agents here that know what the going rate for commercial rate per sq ft is? What could I possibly charge and can I do NNN lease.

Reaching out to get some ideas of what I could charge to see if my numbers are correct and if the deal makes sense for me to pursue. Also how I find out if the property is in an opportunity zone to eventually add on to the existing building and add more space (retail or more commercial) if I add up on the structure there now. 

Ive owned and managed residential leases before but never commercial. Any referrals to title companies who deal with owner financed deals would also be appreciated.
