Hello,

What areas in Greater Cleveland can you find single family homes built after 1950 or later that will make some Cash flow with section 8.

Post: In Ohio I want to pick 3 markets Prop man (will pay $$ for 15 min conversation).

A little bit about myself. I work as a psychiatric nurse practitioner at Veteran Affairs so I want to thank all the Veterans out there. It is a honer to serve the Veteran population.

I have read many posts but need specific help.

I just arrived in Cleveland last night I'm going to be looking at properties.

I self manage out of state a property in Downtown phoenix however Cleveland has a lower price point.

If you are a property manager, please let me know how much you would charge to talk on the phone for 15 minutes on the phone I can send payment via zelle etc. I perfer to talk to PM as they know how to work with the cities etc.

At some point I want to work with a realtor, however, time is money, and I don't want to waste anybody's time until I have a firm area of where I want to buy. Also, the advantage of working with me as I don't expect a realtor to drive me around is I can do all of that.

Please note I've already been per-approved I also have cash.

Please note I probably should have posted this before coming out here, but it is what it is.

My buying strategy is probably a little bit different than others.

-James Wise thank you so much for the Cleveland map that you have shared very helpful.

BUY BOX:

-I am looking more for appreciation than cash flow but I do not want a property that is an alligator. Does not need to hit he 1% rule but needs to be close.

- I need to tighten my search criteria to three areas.

-I'm here until Saturday morning but plan on flying back out again possibly next week and again in the future.

-I'm looking for single family investments only.

-I would like to buy a 1950s house or newer if possible, gas heating I'm OK with some rehab no major rehab I want a house with good bones.

-I'd like to stay as close as I can to the city but that might not be feasible since houses in the downtown area. Or will I need to go further out Akron etc. However, I think Midtown would be a good area.

-Which is the best city to work with for section 8 (yes I do realize it is more difficult group of clientele to work with).

I'm looking to specifically wean it down to neighborhoods and areas with demarcation points

Two people I have learned the most from you can google them since a lot of you tubers out there. I really like Lumbarjack landlord he self manages over 100 properties and coach Carson they are my two favorites.

Hello, are there any property managers in Ohio dealing with section 8 tenants that are willing to implement some of what Joe Asmaoah has done. I am looking to eventually be an out-of-state landlord investor Ohio. The most critical part of the operation is finding good tenants.

I currently self-manage my own property as an out-of-state investor in Arizona so I have some experience. But of course section 8 tenants I am assuming will require more work.

I am try to implement some of what Dr Joe Asamoah has implemented see you tube video below.

(I watched this a long time ago so if I missed anything please feel free to correct me).

The Section 8 BRRRR Strategy That Beats Regular Rentals - YouTube

His theory:

Is basically a lot of section 8 tenets are used to having crappy landlords living in crappy places. I understand that section 8 of course is dealing sometimes with properties that are rougher neighborhoods not the Taj Mahal but they certainly deserve respect.

He puts more money and effort into his properties than a normal section 8 landlord. With the goal of better tenants. He has a very diligent vetting process. After they passed the first step of his vetting process.

He request that everybody that he is going to rent to be present at their current place of residence. He inspects their house is there he is that whenever their house looks like at the time is how your house will be like. Some I think this is a little bit intrusive or harsh. I personally would rather have my house they can for several months instead of having it trash.

On the flip side tenants that have been there extremely long he sends mother today's gifts along with vacations. He has had tendons for multiple decades.

What I am looking for to implement.

Are there any property management companies that would be willing to actually go out to the tenants residence before renting to them (of course I would be willing to pay extra for this.)

Are there property management companies that hold open houses. (of course I would be willing to pay extra for this.)

Hello,

I am looking to purchase section 8 properties in the Ohio area.

Please note I plan to fly out there in the next few weeks several times.

Although I know these properties are in rougher neighborhoods I prefer to purchase in an area that is not a war zone. I am more interested in safer investments even if it means less cash flow.

I am interested in areas with no lead paint so I am thinking either Akron or Lorraine?

I am looking for single family houses for now. Houses that need less than less than $30,000 worth work so not something that is not too old.

I am trying to do the same model as Dr. Joe Asamoah.

With the above information being presented is there are certain ZIP Code even better as a way to narrow this down to a certain neighborhoods.

What price point are these houses going for?

I am aware there are good and bad section 8 tenants. I do have a good radar for judging people I worked as a nurse in Prisons including working  Additionally, I self manage a property in Arizona out of state.

I do realize I need to build my team for out-of-state investing but I am not at that point yet first I need to start analyzing the area.
