Facts, why do people overvalue their property like that? I'm asking how did they even get to that number as is. People in Richmond are crazy.

I've been in contact with an absentee owner about a run-down building, and I ask how much he would like for it to sell for, and he said 375K, and it needs and total rehab from top to bottom inside. That's waaay too much, for a shell, IMO let me know what y'all think.

I plan to keep one bank for all my real estate investments. I'm have to do some research on which bank but, I do know it will be one.

Would you invest in raw land in the city of Richmond, Petersburg, Hopewell, or any city in central Virginia right now?

I was looking at the pros and cons of buying land to hold on to and building properties on the land down the road.

I would like some input in buying raw land, either to build upon and rent out or to sell the land to potential investors down the road.

Why not and try to go 50-50 on a couple of deals to build credit to the banks, and then go on a deal by yourself. That way you're still investing and building your credit at the same time.

Number 1 tip,

If you wouldn't feel comfortable of buying a property in a certain part of town, don't buy it.

@Cole Britting I'm couple years older, not too much.

1. Figure out if college is really right for, if it is keep on trucking through the college life. If you dread going to classes and have trouble staying awake in class, cut your losses and take up a trade.

2. Read, listen to audiobooks, podcast and interviews of successful people, to gain insight.

3. Get good at your trade(regardless of degree or none) people like people that know their craft.

4. Get good at networking. College did teach me something about networking. What you know matters, but who know matters more so.

5. Think about from five years from now of where you want to be at. Maybe a wife, kids, minivan and a dog or the bachelor lifestyle, with crazy nights with your friends, nice cars.
