@Wayne BrooksThanks. I will definitely take that up.  I still think a class or a course (podcast, webinar, etc) would be advantageous but I appreciate the effort of helping me getting off the ground.

@William StrongSo maybe a course can be given for each state depending on demand I guess. But a general idea and or fundamentals course wouldn't hurt either.

I am looking for a non recourse loan only because my credit is not great. I can leverage or use as collateral an investment home I have that was APPRAISED for 700k. I want to borrow like 300k. @Wayne Brooksand @David KrulacWhat exactly is a quiet deed/auction? If indeed the process is to wait four years until you have a clearer title, then would it be better to buy and hold these properties as opposed to flipping them? It seems like flipping would be difficult because the best type of deed you can give is a quit claim deed, which some people may not mind but most would. Am I right or am I way off?

@David KrulacI guess what im asking is then how did @John Rogersbuy and register a tax deed in a day? Also, if you have a tax deed, does that mean that you are primary owner? I guess I need to be educated A LOT more in what exactly a Tax deed is. I am very interested in getting into the Tax Deed/Lien business.

So how did @John Rogersbought a home on a quiet deed? How did you know that it was clear and that you close on it the same day?
