@Hanna Essenburg The other thing you have to keep in mind is that there are times where a property has a number of liens attached to it. I have heard horrible stories of first time buyers thinking they got a steal at an auction only to find that the liens associated with the property were MORE then the price of the house. The ONLY time I would bid on a property for auction is if I knew an area really well (an area you farm or have a very firm idea of market) AND did a full title lien search before the auction. The price of a title lien search is very worthwhile as it can prevent you from purchasing a total disaster. The great thing about REO's is that once the bank takes the property, they clear up any title issue. So you know you are getting clean title.

@Dustin Rose How is this a 4 unit if the property is a single family home? What is the zoning for this property? 

@Andrew Hamilton I had a very similar experience. What I have learned in Real Estate is that most people, especially in commercial, want to deal with an expert. It takes a tremendous amount of due diligence, time, and networking to be an expert in a particular area. It is better to be an expert in one thing then a jack of all trades. My advice would be to stick with one thing. Obviously, you have to put food on the table, but everyone had to start somewhere. Whatever you decide, you should make a commitment to, especially Commercial. If commercial is the way you choose then id suggest signing up with CBRE or one of those other brokerage firms so you can learn and work with a team.
