I have been reaching on long term investment strategies in California to create residual income.

Hospice in-patient home has been the idea that keeps coming to mind .

Does anyone know where I can find a company to assist with opening one ?

Hello All, I sold a property less than a year ago and a client had a question for me .

Question : “Hello, I noticed the brick wall surrounding our property was not filled with cement. Isn’t this brick wall part of the foundation of the property. If so, will the wall impact the Integrity of the property if it falls considering it is not filled one bit? Would I be able to contact the H.I and seek legal action ?”

This was the clients question . I’m not to sure what advice to give . . .

Thank you for your responses.

Hypothetically speaking, the buyer (person I am selling to ) would be using FHA loan to purchase property.

With that being said , is their anyway to make a profit without being an agent ?

Hello BiggerPockets community, hope everyone is safe out their .

*Scenario: I find a home for 500k and seller is willing to pay half of closing .

You know someone who wants the same property.

*Question : Am I able to get into a contract for purchase of the property for 495k ( if seller is willing ) and sell to the other buyer for 500k?

Will I be able to give the same conditions to the buyer (half of close )? Would this be considered a double escrow ?

*Disclaimer : I do not have a RE license . I live in California .

Based on the responses I did not state my question properly. So I apologize for that ..

I know I need contracts to flip houses .

My question was more geared towards an experience I had with an Escrow company..

I know a person who wanted to see their home (FSBO). I put the house under contract and was going to do a double escrow when I flip the property to a buyer .

The escrow company told me, " instead of doing a FSBO contract to your company you can use the title instructions and that can act as a contract . Then you can wholesale to another person."

I never heard of that, but I thought I reach out to you all on here and see what feedback I get .

Hello Friends!

I am constructing a deal right now . My question to you all is , should I do a separate contract along with the Escrow instructions or just use Escrow instructions to wrap up a deal?

Background: I have a lead who wants to sell FSBO. I want to help this lead sell FSBO but flip the contract to a buyer( cash or financed ) .

Hello everyone , I am seeking advice on a current situation I am facing .

I do not have a RE license in California but I would like to represent my client as a buyers agent . Is this possible ? A listing agent for a property my client wants to buy tell me , “ I can pay you a referral fee and not the advertised agent commission “.

Is this true ? Am I unable to act as a buyers agent without having a RE license ?

Hello everyone !

I am seeking advice on a current situation.

I have a cash buyer who is interested in a property in a senior citizen community 55+. Would I be able to wholesale that property to her in a double escrow ?

I was told people are not allowed to put offers on properties without being approved through the park.

This would be a cash offer. And I could not get approved because of my age but my company doesn’t have an age ...

Also, if I was unable to wholesale the property, would I be able to act as her buyers agent ? I do not have a RE license but the buyer would like me to act as her buyers agent .
