FSBO ( should I use FSBO contract or use Escrow Instructions?)
Hello Friends!
I am constructing a deal right now . My question to you all is , should I do a separate contract along with the Escrow instructions or just use Escrow instructions to wrap up a deal?
Background: I have a lead who wants to sell FSBO. I want to help this lead sell FSBO but flip the contract to a buyer( cash or financed ) .

Perhaps the most important thing in any real estate deal is a good contract. You can't do anything without one.
There are some contracts in the files section here on BP, and you can find some online. I would also talk to local investors to see what they have. And then whatever you have, run it by your lawyer or title agent. You need contracts that work for your area.
And be sure to get as much education as possible about wholesaling. This is a really basic question that you should know before ever making an offer. There are probably better resources, but I just read a book (it's sitting next to me, which is why I mention it), called "If you Can't Wholesale after This: I've got nothing for you". And don't stop there. Keep learning. It's not rocket science, but there are several pieces, and you need to get them right, or you're going to be out before you start.
