@Bob Okenwa this is one Im really thinking about. Do you know if there’s a way to truly get into this with “no money down” I don’t want to spend another 6 months saving up trying to get enough for the down payment. It’s only taking so long because I have college and my student housing now to pay for.

I'm a young guy (not letting age become a factor) who's looking for his first deal. I'd love to hear from other more experienced investors who are years ahead of me on what is the first "type" of investment you would do if you could go back and redo this all over? I look forward to hearing back!

@Andrew Postell with the BRRRR method can't you also go through the entire process with a private money lender? That's what I'm trying to do currently.

Since I began looking into multi family property I've consistently seen/ heard of "underwriting" I've looked it up, but I feel as if I'm getting a different definition of what it actually is.  Is it actually just evaluating ones risk?

Thank you for your reply! I'm not sure how to reply but this seems ok. You look like you have plenty of experience in the financing aspect of real estate. If I were coming up to you looking for a private money loan, what would you want to hear from me? What wouldn't you want to hear?

How would someone go about getting a private money lender for their first real estate property? Preferably a tri or quadplex. What qualifications do you think a lender would have for someone like me? A college student looking to get in the game early I'm saving up to get my first rental but I want to give private money a shot to get it done quicker, but then again with this market I also feel I should wait. Then again I know the possibility of this uptrend continuing and prices continue even higher in the future.
