I invest in Kansas City and Oklahoma City and so far they have been good to me.

You can do much better then that.  I just got a loan under 3% with Bank of West.   Its CA bank but they do loans nationwide.

Hi Jeff that's good problem.   To have I would keep the more sentimental ones and cash out refi.   Maybe 1031 a couple of them.   Yes with all equity you have there you can do a lot more with that. 

For example I recently sold 3 duplexes I own in LA and did 1031's to apartments building in Kansas City and Oklahoma City.   Learned a lot from the experience.   I am making almost 4 times the money I was making before. So its very powerful what can be done to further improve your cash-flow.   I don't mind helping talking through it with you if you like to connect.

PropertyRadar.com I know if going nationwide soon. So you should able to get there soon to get foreclosure info in Texas. I’ve only done foreclosures in ca where you need cash. You probably going have to wait to til next before you even see any foreclosures.

The eviction moratorium could be extended I would factor a year without being able to do anything with the property.

Hi

You may need to structure it as tenants in common.   Where you each own equal portions of the new property.   Just need to make sure with a 1031 intermediary that you following all the specific rules regulations.   For example the new property 1/2 of it is at least as expensive as property you are buying. For her 1/2 portion will need equate to at-least the value of the property she is relinquishing.  You will be carrying enough debt in new property etc.   I just did deal similar to this and just had my attorney draft up a tenants in common.   Between your wife and yourself that should relatively simple.

You will need check with an attorney and QI.

I have bought from them several times.   Some best deals I have got were that way.   Had to deal with difficult tenants but at the end of the day worked out well.

I would keep in mind that they charge 5% commission that they charge to buyer. Which is annoying but you just need to know to factor that in.   I would just read fine print.   I also think you maybe able to use your own title and escrow. That's something you may want to look into.
