Where do you find good deals on real estate?

So where do you investors find good real estate deals? Foreclosure sights, courthouses or real estate agents? I have startup funds but I am having trouble finding good deals. I want to purchase homes and renovate them(myself because I have experience and am an electrician) then possibly sell or rent. So far I have a subscription to a website that deals with foreclosures and owner finance homes but they are still pretty thin on options. My next step is to go to courthouses and inquire about foreclosures.

PropertyRadar.com I know if going nationwide soon. So you should able to get there soon to get foreclosure info in Texas. I’ve only done foreclosures in ca where you need cash. You probably going have to wait to til next before you even see any foreclosures.
