Hello BP family I just recently got my real estate license and I also just moved to Dallas Tx. I am wanting to find ways to network. Does anyone have any suggestions on how to find meets ups/groups?

@Dustin Allen Yes you do have a point there I never thought about me managing and hiring subs for the finish work. My thought process was having the builder do everything. Thank you!

@Dustin Allen Got it thank you. I know a couple of builders in my area and my only problem is if I get a builder to build the home for me then they are going to want to charge me market value for the home and I will not be able to sell it for a profit.

Hello BP family I have had my fun in rehabbing homes now I want to get into new construction, for example me building a new home and selling it for a profit. If anyone is familiar with the process of building new construction I would love to hear it from you and also what tips you would have for someone trying to get into new construction and selling them for a profit. I look forward to hearing yall process and some tricks and tips!!

Hello BP family I have a vacancy for a rental and I am in the process of screening a tenant and he is self employed how can I get a proof of income from him if he doesn’t have pay stubs since he’s self employed?

@Bethany Virago I've never done it before but I almost did. I was in the process of trying to purchase a 12 unit multi family building from a private seller. The seller agreed to owner financing he wanted 1.7 million for the property with a 100k down payment with a balloon payment on the 5th year. My initial plan was to go with it and on the 5th yr get it refinance but the numbers didn't work for me and he was firm with his price so I walked away from the deal. I know a couple of investors that were successful with owner financing but theirs were single family homes. In my opinion owner financing is a good creative way of financing. What I would advise you to do if you do decide to go the owner financing route is to build a good relationship with the seller so that you can get a better deal/ rate so it can be a win win for both you and the seller.
