Post: Tenants taking advantage of my kindness

There's a moratorium on evictions still. You can attempt to evict by asking that they pay or move, but if they don't your only option is to wait until they do or until the courts are able to process evictions. Given the many, many evictions that are likely, that may add some time to your claim. Ask them to pay or quit and then do the paperwork. Advise them that this will go on their credit which you can do right now I believe since they aren't paying. Also, advise them that you will seek redress through the courts and intend to go to through all legal remedies to address their lack of payment. I would only wave the stick when carrots stop working. Then, you have to follow up appropriately. Nothing personal, just business. Don't yell, stomp off angry or get into arguments. You can even apologize and say you're sorry you have to do it, but you are trying to run a business and this is your policy. 

Additionally, it might help you to find a side hustle of your own to help with expenses until you return to work. I hear wholesaling can be profitable, I haven't done it so speak to others. Good luck.

Alternatively, talk to her and ask her about what's going on. Kindness goes a long way especially right now. Try to empathize with her situation and seek to help address any concerns she might have. Don't outright blame her for the water issues, but drop a line in there that the water bill has been going up and you're asking all tenants to be mindful. If this is a new behavior then something has happened. She could be angry with you for some reason and this is the only way she perceives that she is able to get back at you. I wonder if you had a bad interaction or raised her rent or some other thing that knocked her off track from good behavior. I'd even think outside the box and give every tenant a small gift of appreciation - a cake, flowers, gift card, etc. Or, ask her and the other tenants if there was one thing that would make their stay in their homes better what would it be. If the requests are reasonable then simply do it or do it upon lease renewal. Do hers right away and see if that helps to improve her prosocial behaviors. good luck.

You will need to review your sales contract and it will depend on your date of closing vs. the date of the rent payment. Look up the seller's information online or through the courthouse records. My county has information available online. Not a phone number, but a name and address. Additionally, have the PM intervene on your behalf. The old LL may not know that they've gotten money that doesn't belong to them. Talk it out if possible. If not, take them to small claims court if your claim is legitimate. The judge usually can get people to see reason, but it will all depend on dates and wording of the sales agreement I suspect. Good luck.

One night? Maybe you could be nice under the right circumstances, but I am in agreement. Very broadly speaking, no, I'm not willing to pay for a hotel. Pro-rate rent, ok. Hotel? No. Essentially, you are only responsible for ensuring that your unit is functional. Sometimes things happen. It is the responsibility of the tenant to ensure that they have a strategy for emergencies if they're no longer able to stay in their current home just like it is in our best interest to ensure we have a strategy to cover our mortgages in the event of an unforeseen pandemic.

Normally, I don't like to pay. I put out a sign and take calls as they come in. Typically, people who want to live in that area will call me. My community is more rural though. 5 yrs ago I did have some success with craig's list and zillow, but zillow is now charging and I haven't attempted CL since then. Just pick up a sign from the box stores or your local hardware store and sit them out front. Within 7-10 days I will get 10+ calls about applications and such. I'm moving my applications online to Cozy and I use a google number so I don't have to be on all the time with my personal phone. Hope this helps.

Nope, not me. What type of insurance is it that you carry. I have typical insurance for rental units but am not aware of insurance I can purchase for damage from the tenant. Please advise on what you have and how it works? Deductibles? Annual or monthly costs etc. thanks.

I would contact the county or the city and ask them how do they deal with indigent citizens who pass away Without any family to handle their belongings. They may have something that will be of benefit to you. Good luck.

Not in my area , there is some HUD rule that allows them and it overrides local zoning . It really pisses off the neighbors but there is nothing they can do . There is a guy around my area that runs about 10 of them and makes big $$$ doing it .


That’s interesting  one of our local county commissioners runs several group homes and is making good money as well  I’d thought about converting a six unit into a group home to increase the profits  you can get more per door for sure but depending on what you’re doing it requires some setup and employees - intellectually disabled adults vs other mental ailments vs substance abuse or halfway house etc. Right now I haven’t taken any action on it but, yes, money can be made in group homes like that  OK. Thx for the response
