Storage facility! Low start up and fairly easy to maintain. That's a lot of land though.

They say that the midlands and down towards Charleston is really supposed to pick up here in the spring. I work in the upstate and Greenville is booming right now with all the industry that's moved in lately. I don't do much work in the area but I know in Anderson and in Clemson around the universities some of my friends who invested in rentals and multi family homes are doing really well and getting a premium on there rentals. Not to sure about USC but I figure it would be about the same as Clemson.

County foreclosure auctions can be a good way to get a good deal, but you aren't able to really analyze the property before buying it so it could be risky. I talked with an investor in my area who actually went on zillow and looked at pre-forclosures and would contact the homeowner or just go knock on their door and throw them an offer... The worst they can do is say "no". Occasionally people who have homes for rent might be interested in selling off market, but that might not be the best deal, just depends.

Hey @Susann Braggs welcome to BP! My advice is start small and find a great mentor, offer to take them to lunch and pick their brain some! Make sure you know a lot about the market you look to target, and be careful starting out, don't rush into anything that you don't get advice on at first!

Thanks @Russell Brazil we will be managing the property ourself as far as yard work and regular maintenance. Both seem to be good deals who knows maybe we can squeeze enough to get both properties! :)

Wanting to get other users input on what they think about buying a town home or an apartment? Which rents easier and for more money? If both are within a mile or two of each other and I would consider both to be B or B+ properties. The townhome is for sale for $55,000 and the apartment is $40,000. Before people ask and wonder why those price townhomes are B or B+ the market is Greenwood, SC.

I would definitely supply a stove and fridge, washer and dryer I wouldn't worry about! But that's just me!
