Hey man just wanted to reach out to you. I was 19 when I got my first property (thanks to grandpa mainly) I went ahead and got my real estate license at 19 as well which helped me learn the market and meet a lot of clients and investors that knew a ton about the business. My biggest problem was people not taking me seriously at first because they thought I was "too young". However, I'm 20 now and have earned the respect of most agents in my town and any client or investor I meet. As for investing I only have two rental properties and have done one rehab, but my grandpa has been doing it for a while so he has been by my side helping along the way which has helped a lot. Just work hard and keep your head up, there will be great days and not so great days. I've personally had bad experiences with automatic stalls damaging the paint on my truck. I would stick with the manual since it is already there. As for the Laundromat I've been very interested in looking into these as well just haven't had the opportunity. They seem like low overhead and decent return or profit to me..

My dad likes to use hubzu for his rehabs. I haven't had much experience with it though, but it's worked nicely for him.

Here's my perspective...it's simple....may work for you...

Zillow and Trulia are NOT buying houses....they are NOT the market...

You are the market...

you are the buyer...

make an offer..give it a time limit to create urgency 

and move on....

My thinking...

They will be motivated on either the price offered or the terms..

If the price (theirs) then my terms ... (maybe..owner financing at simple interest..long term, etc.)

If terms (like buy my house today-as is) ...then my price (wholesale...massively discounted.

Thanks @Edward B. I'm a young new agent so I'm trying to get every deal and client I can, but I'm starting to realize some clients just aren't serious or reasonable.

@Russell Brazil Thanks Russell, I've never had many bring it up with the price is overinflated, it always seems to but when the zestimate is lower. Penny pinchers look for anything!

I'm new in the real estate sales business and keep having clients bring up the zestimate and the estimate you get on trulia for the value of a property. I know these numbers aren't always accurate, but what is a good explanation I can tell my clients. I keep showing them comps in the area but some just keep thinking that zestimate is what they should go off of.

I just started as a part time agent about a month ago. Still working my full time W2 job. Most of my time has been spent marketing and trying to get my name out there, mainly money going out and none coming, but since I kept my job I haven't had any stress about finances. Leads are starting to come in so hopefully I'll get some action soon! Best of luck!

I don't have any input on this, but I'm also interested in laundromats. My dad almost bought one a while back but just didn't know much about the business. I'll be following this as well!
