So then basically you are buying the land for 400k, then demo (whatever that cost is) and the build new. Are you interested or have experience in ground up development or are you just trying to wholesale this?

the home that is there will have to be torn down. Due to foundation issues . You can place a luxury home in its place!

I have. A seller looking to sell his property in Lincolnshire , IL the property is not structurally sound to rehab. If luxury home was built on land it can sell for 2m. Home has to be torn down.

It is a tear down opportunity.

Hey Michelle,

what I would say is to keep calling that list.

I like pulling expired leads, pre- foreclosures , and probates at the moment so I can do creative deals!

there are many great lists to pull !
