Hello BP Folks, 

Over the next few weeks I will embark on a rehab of a house that I will move into afterwards for at least a year then rent out. 3 Bed, 1 Bath and a little over 1119 sq ft. on a 9000 sq ft. lot. At some point I intend to add square footage but for now I'm looking at replacing the windows and adding Central Air/Heat, the house is old and has neither. 

 First, what is the average cost (Ballpark figure) to replace old metal frame windows with new energy efficient window. They don't have to be top of the line but I do want quality. Next is the AC/Heat...they have one window AC unit which is old and I want to replace it with a new system for the whole house....this is where it gets tricky...the house is on a slab foundation with no crawl space and no attic that I know of...oh and vaulted ceilings. Is it crazy to build an attic that can house the AC ducts or is there another way? Central air and heat is a must though...and what kind of value would it add to my house?

Hello everyone,

I've been very busy working on my RE companies and in the process I have talked to a few friends that are willing to invest their money into my businesses, great for me huh? Now I need to come up with layout plan or document that I can present to these investors to make it official. How would I do that or where can I go to get information on writing up a investor deal packet?

Hello everyone,

I have a few questions I would like to get some insight on...I have recently been looking for rehab homes in my area, I have found a really nice neighborhood in a sub-division where all the homes were built in 1954-55. Some of the homes have been updated in the 70's, we're talking baseboard heaters, wall heaters, 2 prong outlets. When rehabbing the house I have considered tearing out the baseboard and wall heaters and adding central air/heat, which I'm thinking will increase the value. In doing so I will need to redo the electrical to be 3 prong with a ground in order to have enough power for the new AC system. Is it worth it to replace those two issues? Is there anyone out there that has had this issue and if so how did you solve it? The homes are about 275k-300k to purchase and ARV is 460k-500k...most if not all are 3 bed 2 bath and around 1500 sq ft. For being that old the homes are in really good shape.

WOW, You did an amazing job on the house and I'm really impressed with the design features inside as well. Me reading your story is like watching a Rocky movie...you've never stepped into the ring but after watching it you feel like anything is possible.

Did you have someone come in and design the interior or did you do everything yourself....and did you stage the home in order to sell it?

Clayton, Sounds like a very good plan and if it were me I wouldn't pass up the opportunity to learn from the investors. Going at their pace will put you outside your comfort zone at first until you get the hang of it but that will also lead to knowledge and growth. Good luck! James

Devon, First off congratulations for getting your hustle on, if you secure a great deal the buyers will come. I'm in the same situation as I've sent out yellow letters, postcards, flyers and now I'm starting bandit signs, which are working really well. Banditsigns.com has them super cheap and an example of what to put on them. Whatever you do keep a steady pace and do not get discouraged from little results... It will happen, just keep on your hustle. Good luck, James
