I have a really cool idea with preforeclosures, but im keeping it quiet. at least for now.

Firstly because ive never heard it before and Dont want to put bad (possibly illegal) information out there. and secondly cause if its amazing, Ill use it to get started in REI. (im new, so what).

So I am asking to get in touch with a good, honest, preferably experienced in the "distressed seller market" legal professional. Whatever job title and acronym that come with  you lol. In the Naples, Fort myers, Lee, Collier county. marco island. cape coral.. Like ALL of you people. Thanks  and I hope to hear from you.

but quick question. can you/would you want to do inspections earlier or wait until you are in the "drivers seat"

first, get good at analyzing deals.. Be able to do the numbers and run them efficiently, secondly..

really drive home what you want out of REI, pull your goals out of your head and put them in front of your face, and don't be hesitant to improve on them. Do everything the people said above, then when you get your bearings (and true true goal). Learn all you can about specifically what you want.

the trailer park idea that @Vonn Peterson threw out was genius. when i entertained the thought, my plan was to choose a destination where I wanted to travel alot. (I live in Florida now, so lets say Niagra Falls.. a spot where I actually want to go, ship two "pods" one for me, one for renting out (air bnb etc.) Fly back and rent out  both units when Im not there.  If it works well its easy to duplicate, also in the long run when its time to amass all of your units into a trailer park, or make one mega home, whatever you wanted to do with them.. you could throw them on a train to transport your unit and ride in it to. Better than first class.. but that could be illegal. 

but why not use them in the market that Im in? Well I want to capture the market where I am in my own Niche. then make cashflow from my extracurricular (fun activities) But the other area would be different for everyone, close to an aging parent or you just want to write a book while looking at the desert. Its all feasible.

hey im looking for everyone's favorite. way to contact homeowners before short sales sherrifs sales etc.. Even if its only getting a video in front of their face.. answer however youd like but if you can do me a favor, talk amongst yourselves to keep this thread alive. Im really interested in the same topic. i want to to get in touch with owners of homes before others close on them.. does anyone have any creative strategies on getting in touch with homeowners (i.e. the address the tax forms are sent to etc.)

ive thought about investing in vegas before but what I thought of was being somewhere close to another attraction crazy like dirtbiking on sand dunes, baja racing, sand boarding etc. (im biased) but also close enough to capture the vegas strip tourism as well.

havent done ANY deal yet, but is there anyway to creatively make more cashflow from the laundry.. for example charge for water (though thats a serious decision, but maybe beneficial on its own). or solar panels + selling energy to the grid...these example may be a bit extreme but again, its an example..
