I think its a great idea. of course naturally be careful because of the government, illegal on a federal level. repossessions, money laundering etc. yada yada. But again I think Its a great idea. 

Maybe try to partner with a dispensary or tape a business card or postcard with your web address at the cash register. However the more creative and entrepreneurial you try to get with this the sooner youll start taking flak (im guessing).I dont think its really a matter of It being illegal at this point, just that businesses have to catch up so they can pull their money. On top of that the prescription drug companies will lose a ton. People will be very cautious getting into the taboo (as im sure youve noticed) So try to go unconventional and simple rather than "paper trail partnerships".. look up gorilla marketing

my stock portfolio value increased (cannabis stocks) Ive increased by about 5 grand profit from only putting around 2300 in.. Its awesome Ill tell anyone interested. free all of that but I have to tell you what NOT to do before I tell you what I did.

Im newish also, but it sounds like you are close to the market Im looking to buy my first rental property. I have an idea for when I make it back after the holidays. I can give you a shout when its time?

Where do I find the maximum allowed number of adults to stay in a house. Ive heard its from Homeowners Associations, City governments and so on so forth. 

Im talking about Lee County or Collier county in Southwest Florida. Fort Myers.

Im definitely not trying to have this as a party house. I just don't want to exclude the possibility. I say its because I want to be able to establish myself as a driving force in the market. Bringing the "college experience" whereever i have a property, or something like that, But in actuality its probably just me trying to have my "retired do what i want and make money from it lifestyle" asap. Im a dreamer, to a fault.. ANYWAY, Having quiet hours would be more than reasonable... Just having a broad base to have grounds to remove tenants if/as needed. I actually thought of (probably heard on a podcast) offering a discount for being above a certain GPA (grade) does anyone know if that is discriminatory under the whole fair housing situation? 

Drinking in general invites consequences, kids getting sick at a minimum, increased wear and tear just the same. I'll just open a club to party... This IS business, Itll be easier just to draw the line and not cross it. youre right @Ash Patel

Let me ask you specifically @Colleen F. should I allow overnight guests? is it really that detrimental? It IS college after all.

p.s. all of that before the "ANYWAY" was a breaking development. You heard it here live.

Thats a good idea, but the only experience i have in that sort of field, is welding. Ive heard you can get alot out of the home depot 123 book. but that still doesnt count as experience.. thanks!

The rat race beckons. I need to get a standard normal paying job. My lean startup, entrepreneurial ridiculousness is amazing. But I need something to support me in the mean time. But going out and getting a job spending all my time and energy on that.... ONLY slows me down, on my path to "financial freedom" I have all the energy and motivation, drive etc. all that jazz. But im trying to move so fast im just spinning my wheels. 

So my new years resolution is to find a standard job, but in the REI field at least a little bit. Like property management.. land surveying.. something. OR just tell me Im being Naive and to do whatever it takes like mcdonalds and such. But doing these other things just dont feel right. Like im not being true to who i am.. maybe Im melodramatic. But its just how i think..

What job should I look for?

@Joe Splitrock yea being there is probably a no go around the board. Just testing the waters, I dont need to be there partying anyway I have an empire to build. But, where I will have the most hard choices to make will be because, I want to Enjoy my work, and work for pleasure. Purposefully shading the line a little bit. Itll require some work to stay safe. 

@Mindy Jensen Thanks for pulling the info up. I jumped around the podcasts for a while and just decided to start from ep. 1. Im mid-60s now (and just found the 1.5x feature... omg) But Ill check those out.

Personal Tangent:

So maybe, 

1. I have a "strict" no partying rule, that they sign.. Take a strong opposition to it (legally documented) for the Liabilities 

2. when they do have a friend or whatever over for an after exam relax session, chill outside in the hammocks and out door pool table (just made it up, its happening though) This is for spilled drinks and trying to get away with smoking inside. also the volume will be louder sooo, idk yet.

3. talk to neighboors and get them on my side. Do the whole "if you see anything fishy" bit. AND invite them to whatever closest holiday party. Theyll probably say no, Hopefully say yes. (this helps with the cops, simple college trick)

4. at any point I want to be able to check IDs (student or otherwise) Underage drinking has less than a zero-tolerance.. Cause im not playing that. 

5. awesome insurance because eventually itll be necessary.

ahh, ok. just to make sure we are on the same page.. "Month to Month cash payment" The city considers that a lease? In my mind a lease has always been paperwork with a duration. But the room I rent on craigslist is cash. done and done. Are those the same thing? @Paul Smolinski Its a good question Im hoping someone has more insight on it then I.

hey all,

Im looking to buy my first property, I have my specific search area down to a single zipcode (about 8 sq. mi.) I've spent some time looking at "recently solds" playing with rooms and bathrooms etc. 

Im now looking to break them up into communities based on taxes, garbage cost, etc. 

Is there any way to see on a single map or a few. Of all the different boundaries and limits (of stuff). Secondly, while I am pulling up information on a specific area what would YOU look into also? 

p.s. My plan is to rent to college kids right next to the school, but answer however youd like.
