Keep Home as a Rental??

I currently own a condo in Fort Myers, FL. It's right down the street from a local college. I have lived in the place for 2 years this coming up August and am trying to decide if I should sell or if I should rent it out. I currently owe $117k on a 30 year fixed @4.145% payment of $584, about $750 after T&I. Market rents are currently around $1300 but there is quite a bit of new construction coming on the market. There is a quarterly HOA of $900. I also currently have the homestead exemption on the property and not sure what I would have to do about that. I am sure there is more info needed for good advice but just getting started on this whole Real Estate thing. Any more information needed please let me know!!
