You guys are the bomb! thanks for the input. I am going to find out what rights and responsibilities the executor has in this case.
I'm looking at one today where hubby is in the clink. This should be fun. They look to be highly motivated with a fair amount of equity in a great neighborhood.

thanks for the reply. I presented my offer with them financing the deal but since it is only short term (rehab) the amount of interest is not enough to make the deal sweet enough for them.
Typing this out though just gave me some ideas to make it stretch out longer.

The owner died and left house to kids with thier aunt being the executor of the estate. Both kids (mid 20's) are in financial trouble and would likely take less than their aunt would allow. The kids also owe grandma some money which auntie is trying to extract from the deal. Property taxes havent been paid since early 2008 and total 2,300.00.
I would say they are motivated but not enough :)
The house was built 27 years ago with nearly all mantainence deferred

Anyone have a strategy for dealing with FSBO's who want more than what the market will bear?
A property is owned free and clear but needs a lot of help. ( 65k + cost of money, selling cost and holding costs. My calculations put the ARV at 200K tops but owner thinks 250K+ :roll:
She didn't take my offer but I based my offer on FMV not an inflated idea.
Is is effective to make an unrealisticly high offer based on the owners precieved value and make it contingent on comps - 3% or something of that nature so as to give the owner a reality check. Or am I barking up the wrong tree.

Depends on which area of the lake you want. Can be "affordable" to outrageous. I haven't looked recently but I think the minimum would be in the 150k range for a lot w/o shoreline to 10,000 per foot of shoreline on the desireable areas of the lake.

Hi there! I have been lurking around this site for a while and just joined :cool: I am putting an offer on my first FSBO SF rehab property tonight and just want some luck wished my way. I may wind up wholesaling this one as it is 200+ miles from where I live.

I love this stuff! I've been in Residential construction as a contractor for quite a while and was always too busy to pay attention to the fun side of this biz.
