Hello,

Does anyone have a good offer template (including all of the required sections such as contingencies, earnest money, etc., e.g. Hypothetical Insights (https://www.investhypothetical.com/submit-offers.html) or OpenListings (https://www.openlistings.com/offers/details)) for buying a property without a Buyer's Agent? If not: 1) what are the essentials to an offer letter? or 2) can anyone please point me in the right direction for such a template? Thanks!

Yes I am aware--the website would accomplish something different than Zillow, Trulia, and Redfin, but it would require up-to-date MLS listings.

Hello,
I am wondering if anyone knows the legality of putting MLS listings on an online website without being a NAR registered brokerage. Furthermore, I am wondering if this could work if I am only a licensed agent (not a broker). Basically, am I required to be a licensed broker to put MLS listings on an online website or can I do this either by partnering with a licensed broker in the MLS area I am interested in showing listings for or even without being a licensed broker all together? Thanks!

I see--this makes sense. Thanks for your advice and recommendations! Who enforces this internal agreement if litigation were to occur due to a party's breach of the operating agreement? How can you draft a document that can be legally binding for the investment partnership as to ward off against any such breach?

Hello,

Can anyone recommend a good lawyer or law group that could draft an operating agreement for a multifamily RE joint investment between two partners in a 50/50-style split in the state of Wisconsin? Based on people's experiences, what is a reasonable price to charge for the formation of such a contract? Thanks for your help!
