Does anyone know what the easiest (shortest amount of time/experience) state is to get a real estate broker's license in?

I don't think I am able to terminate it. So I am just wondering if I don't terminate it and just purchase the property with the Seller's Agent directly, will the Buyer's Agent I am in a Representation Agreement with be entitled to his 3% of the commission?

I have used my Buyer's Agent to tour different properties, but I decided to tour with the Seller's Agent (just to let me into the property) for this specific property to see if I could tour on my own.

Hello,
I have two questions regarding Buyer Representation Agreements:


1) If I signed a Representation Agreement with a Buyer's Agent for a specific county, and I toured a property within that county without the Buyer's Agent, but rather with the Seller's Agent of the property, is my Buyer's Agent entitled to commission on this property that he did not show me?

2) If I signed a Representation Agreement with a Buyer's Agent for a specific property, and I toured this specific property without the Buyer's Agent, but rather with the Seller's Agent of this specific property, is my Buyer's Agent entitled to commission on this specific property that he did not show me?
