Waiting on permits sucks....City of Atlanta take a long time, but Decatur takes 4EVER!!! I didn't know and took 3 big rehabs in Decatur. I'm talking one was changing a duplex plus for a SFR and adding 1000sqft on the attic. Another one a 90% new construction. And one adding a 2nd and 3er (bonus room) floor. 2 month, 4 months, and still waiting. If you don't plan for that time, and you have HML holding costs, bye bye profits, hello stress!!!

I'm from Puerto Rico. You have to take your NY glasses off and think you are buying in Detroit. Properties are that cheap right now. Make sure you are not over paying for them. You can find beachfront properties in the $100s. Are you looking for a condo or a house? I don't know about the wife needing to be in the loan, never heard of it, but in my opinion the easiest thing would be for you guys to open an LLC with only you 2 as equal members. That may be an option.

I think the beltline is a very safe investment for a buy and hold, but not necessarily for flips.

@Patrick Sanders Rashad is right about Decatur. But you have to know your ARV. It has high end areas and very low end areas as well. I'm starting a new construction in Decatur and posted a "For Sale By Owner" in Zillow and within 12 hours I had an agent with a buyer wanting to buy the property. And I'm talking about $850k price range. Its a pretty hot area. East Atlanta is booming as well and it is a lot cheaper.
