@Paul Amegatcher Any idea why a mailing address would be the same as the home of the deceased person? Is that normal?

@Paul Amegatcher I have an address for the trust. Would it help to mail it? I am thinking that the address for the trust may actually be the trustee's actual address. I read that in some cases they are one in the same. Is this true?

@Paul Amegatcher What would be the best way to find out who the trustee is if all you know is that a certain trust owns the property?

Glad I could lure you in with my subject. The real question: Can you wholesale property that is owned by a trust? Is it just like any other negotiation? Who would I ultimately need to talk to if I can make it happen?

For estimating costs you have a number of options, there's free options like homewyze, low cost options like mine, and higher cost like rs means.

Eventually you'll rely on experience....

I just have to get out there and do it

You should get a copy of J Scott's Book on Estimating Rehab costs. Great read. Either that or walk the property with a contractor and take notes as he gives you a bid. But reading that book really helped me out.

Now that you mention it...I think I have that book.

I am analyzing deals and would like to get input from local investors in the New Orleans, Chalmette, and Slidell markets--anyone can chime in really. When it comes to estimating rehabs, what would be your best advice for figuring out the numbers? I understand this information can pay big dividends in just about any type of deal which is why the question has been posed.

@Toby D. and @Jabari Jones I am in the Chalmette/New Orleans area as well. I am working on finding my first wholesale deal, but I am also looking to start my buy and hold portfolio in Chalmette. I could honestly do some fix and flips too now that I think about it. I would not mind meeting up to chat if you guys are all interested.
