I am new to Real Estate-about one month-and I would like to go about finding and executing my first deal. However, I lack the funds to do so. I am willing to do a 95/5 split with someone who has proven themselves in Real Estate. I would honestly even go to 100% with me receiving 0% just for the practical application of what is being taught instead of the theory. I came close to buying a mentorship program today and I would not like to go that route. I look online and find deals in my area every day, but I lack the financial capacity to execute as well as practical knowledge. I am not saying I need my hand held. However, I would appreciate some guidance. Again, 100% "split".

I am actually on the "extremely new"  side. I only started learning in August. But, even so, I think it would be beneficial to meet others of any skill level and just network, gain valuable insight, or even connect someone to somebody you or someone else may know.

I was wondering if at there are any new and seasoned investors in the New Orleans are who may be interested in a meetup? I see that there are none posted on BP amd articles asking about one daye back a year or so.

I was wondering if there was someone who has insight into how you can essentially become the "bank" for Pre-forclosure homes?  How the  process works, what all is involved, and the pros and cons? Or, if you just want to partake in conversation before or after is fine as well. I am not above formalities where you can talk before you get to "business".

My girlfriend has a chance, with my financial help, to own her first house free and clear. It is a 2 bed room, 1 bath home which was converted into a 1 bedroom, 1 bath home. The house is a little over 1,000 square feet-quite tiny. In any event, she is currently under a lease with the option to purchase: "Rent-to-Own". She has roughly $5,000 left to pay on the house. There is also a tenant living in the home who is paying for sed lease option. With my help, the house can be paid off by November. Without my help, the house will not be paid off until 10 months later. Furthermore, we have knowledge of a new house that may be coming to market in a few months-it is a 2 bedroom, 2 bathroom home. This house is across the street from her parent's house and in a nice neighborhood--two streets from a great high school. My question is: Should we focus on paying off the 1 bedroom, 1 bathroom home? Or, Should we save our money to purchase the 2 bedroom, 2 bath home while continuing to let the tenant make her payments? Assuming the Math works out on the 2 bedroom, 2 bathroom, if not then it is a no-brainer.
