This is a 3/2 1630 sqft framer with a 1/1 apartment in the back beside a vacant lot in Fort Worth. It needs some cosmetic work, but seems to be in decent shape overall--especially the kitchen, which is surprisingly updated. Just one block over, there is a 2/1 1200 sqft which is getting $1450/mo. The property has recently had a new roof, fence, and windows installed. This house will only require what looks to be a small amount of foundation and a easy cosmetic renovation. All comps our size and near year builds are selling well within a couple weeks on the market. Most comps are well maintained or have very little updates.
