Micheal Armando, I've never actually considered ST Louis? What are some of the differences? I've heard more about Kansas City as far as locals. Mike D' Arrigo, thank you for your input. I'll look at your link listed.

So, I'm new to bigger pockets and I'm looking at Kansas City and the surrounding areas. I'm trying to avoid leaving my home state to live in another area to purchase properties. I'm interested in buying and holding properties. My home town is not so great, the market has picked up tremendously here in Tucson and I have to wait it out to find 1 per centers. 

What are some of the better neighborhoods, cities, or zip codes to invest in MO? Would you recommend any schools for middle school and high schools? Trying to avoid high crime area, poor school districts, and bad neighborhoods. Also, would you recommend any turnkey providers? I'm not interested in buying and renovating a property from the bottom up. That would prove to be very difficult from afar since I can not oversee things. Any input negative or positive is good! It will give me perspective.

These are a lot of questions, but I'm looking for the local who knows best. Thanks!

Hi, I'm I live in Arizona and I'm looking for professional opinions from individuals in the area. I'm looking for homes that can cash flow in a decent area using buy and hold strategies. Are the and neighborhoods, zip codes, or area that you would recommend? I see tons of properties on Hud homes, but I have no idea about the region. Also, are there any turn key companies that you'd suggest for the region? I'm kicking around ideas at this point and looking at different regions. I've been to Atlanta and it was beautiful from what I've seen.

I'm curious, I've looked around for properties here in Tucson for SFR's and I haven't been able to find anything with the 1 percent rule. Any recommendations?

I'm not sure how many people have done this, but I was considering purchasing a home with a guest house while renting out the primary home. The area seems to be a family friendly area close to a large mall and military base. The guest home is not connected and to the northern part of the property and about 15 feet from the primary home. Issues I've considered, is how the water or electricity would be metered and if a property like this would even appeal to a family? I've considering splitting the cost of water and electricity by 2/3 and 1/3 for each property. My goal my doing this would be to save up enough money to purchase further properties. I'm trying my best to avoid duplexes for a better exit strategy. The list price is 145,000 and rent for a 3bd/2bath typically ranges from 900-1100 in the area I'm looking. Studios or guest houses seem to rent from 350-500 dollars. The market for these types of homes is rare in this range.

I'd have to low ball to catch an decent price. If not, I'll have to keep looking. Here is a listing of the property. Thoughts or strategies?

Thank you for the input. This would be a second property. I think FHA would have to be the route to go. I'm having a hard time finding properties that have no tenants in the property. I'm trying to save money while renting out both properties. The primary home is more of liability than an asset.

Thank you for clearing that up. I see, that makes a lot more sense. I was looking looking at mail from my local REIA, and it mentioned something along those lines. DTI makes more since. I don't think I'll have an issue there. Again, thank you very much!

I have a primary residence under a conventional loan. I was consider buying a duplex in town with FHA financing in Tucson AZ while renting out my primary residence to collect money to buy turnkey properties out of state.. I have a conventional loan on my primary home. I saw that new rules stipulate you must be 100 miles from your original home to collect rental income when moving into an FHA property. Would this prevent me from renting out my primary residence and collecting rental income? I've tried looking for information on this subject, but was unable to find info. Thoughts?
