I've looked in Tucson AZ typically on the MLS. The cheapest properties are usually marked between 70,000-100,000 dollars.Most homes I've seen in other area are completely redone at these prices in Kansas City/Memphis.These home are from the 1950's-1970's with evaporative coolers that need updating. You are lucky to break even with these homes. A new home 3 bedroom two bath in the year 2000's typically rents for 800-1100. These homes cost 130,000 and up. I would need to build a relationship with a Realtor looking to unload some properties since the market has picked up here significantly from what I've seen. Basically, there are no deals unless you know someone. I'm not the great at building close and trusting relationships with people I don't know. It takes me years to know someone. I've also talked to a friend of mine who grew up in the business and stated there are no deals in decent areas. Most are on the south side of Tucson where there is a lot of violence. Most of the city has a crime rate since it's on it's way to phoenix and drugs are transported through. My brother is a cop and stated what areas to avoid. The area I live in is a suburbia outside of Tucson in Vail. The houses are more expensive here with and are coming up in value. I've avoided looking at Memphis TN for that reason. I have a friend who is a combat vet in Memphis who carry's a hand gun around.
I'm looking at this in the since I could visit the area as well as do business deals while visiting Nashville. I have a lot of friends there. I could use the flights to Kansas City Illinois as a tax write off.
I've heard one podcast of a member developing a long distance relationship with someone to remodel homes in Wisconsin with great deals. I'm not sure how that it's done. I'm a bit of a perfectionist and the thought of not being able to see a home during a remodeling process would drive me crazy. I have no real intention of moving seeing that the girlfriends family and my family live close by. Having a child in the vicinity would be more beneficial as far as my social construct.
