what kind of insurance do you need for a Historic property? I'm told that traditional insurance agencies can't insure that kind of property.

It allows you to input taxes and insurance manually. Its also cool for multi families that have different kinds of units in the same building (ex: a 3 plex with 1 2b and 2 bd). It let's you input each unit independently for the whole building.

I use deal check. it's an app for android devices. it cost me like 10$ and its great. it can upload straight from the MLS or you can input manually. It can create a pdf report for everything you need to know. it also tells you if it's a good deal or not based on the requirements you put in.

I'm going to try the BRRRR method and keep going until I cant. I've been hearing a lot of negative things about GR. Not in the sense of bad properties or anything, just in the sense of too many rentals in the area and the gov't might try and step in to stop it.

Good evening everyone. I'm trying to get started in rehabbing SFRs and MFRs. I've had little experience with real estate. I currently have a SFR out of state. I have a great job in the aviation field and dont plan on quitting. I am working on making this something to supplement my retirement and pass on to my kids to continue. I am concentrating on West Michigan area. Dont be afraid to say hi.
