@Patrick Daniel I'm going to follow the lease to the letter like you are suggesting. I know some PM will come to an agreement with the tenant for damage control purposes, but that seems really complicated to me and I dont want to make things worse.

@Thomas S. I'm starting to see that now. I have already informed the BF of his obligation, regardless if he likes her of actually lives there. He seemed shocked when I told him.

@Roger Wagoner I'm not entirely sure that she is aware of the BF and his disinterest of her. I dont want to bring it up because of this.

@Anthony McEvoy I dojt feel all that comfortable letting the GF stay there while only paying half of the rent. I had a tenant (male) on side B move out a week before because he could not afford the rent. I dont want to get my self into a discrimination lawsuit in my first few months of landlording. Do the winter months play into a judge deciding in your favor in regards to evictions?

I have a duplex (side by side). Side A signed a lease for 1 yr that starts Sep 1. They are inherited tenants. They are a couple, that's dating. The guy notifies me that he doesn't like her anymore and is wanting to move because he cant stand her. He tells me that its ok for him to move as long as she pays the rent. I tell him that both of you are responsible for the rent since you both signed the lease. Rent has been paid on time as well as deposit. Is there anymore I should be concerned about? What are my steps if he bails and leaves her? Together they are able to pay rent, but separately, I doubt she would be able to. If I end up having to evict her for non-payment, how do I go after him?

@Cassi Justiz I would like to keep it but renting it out would give me no cashflow. I could probably rent it out for 13-1400 with a mortgage of 1100. The money made would just go back to reserves.

So I recently purchased a duplex 2 months ago. Its cashflowing well like I anticipated. I have a W2 job as well. I am looking to buy a second property but am also going to be moving in 6-9 months. I will be selling my personal residence for another 1. Heres my dilemma. How should I go about buying this second property and my personal residence without being told I have to live in the bad part of town because the banks think I'm over leveraged? I could finance it or make a lowball offer with cash but that leaves me with little for my personal residence. I dont want to sit out of the market for that long.

@Monique H. $850 is kinda high. Are they completely remodeled? I would agree on your rental estimate. I have 2 units in the area and they rent $700.
