@Trent Egenlauf I m using cryptocurrency. I know it seems like a gamble or fake money but I'm getting 10% percent returns with no fluctuation. I'm staking stable coins. If you are not knowledgeable about crypto currency it probably doesn't make sense

So I'm looking for places to go to learn how to maintenance my properties so that I can save on labor costs. I have a GI bill to cover the cost of the education and I'm looking to learn electrical, plumbing and either hvac or carpentry. I'm not sure if there are schools some of these things or is it more of an OJT learning experience.

@Michael Wagner thanks Michael and everyone else. I appreciate the eagerness to help. I have so many questions. I'm pretty far away from getting started so I really need a good foundation of knowledge to help navigate these waters. I have 2 small MFR so far and I'm trying to figure out if analyzing facilities ( to determine a deal) on loopnet is done the same way. I'm also trying to figure out the inner workings of running a facility. I would like to run by myself for a year at most before I hand it off to a property management company so that understand it better. I guess what that comes down to is:

How to find tenants

Typical lease agreement lengths

Problems to avoid signing new tenants

Remedies for late or non payment

How to setup the gate operating software etc..

I have not looked up that video yet. I'm in the middle of moving and I have been lucky to even respond to this.

I know it's old but I am in the early stages of self storage investing and I was hoping you could answer some questions for me being as how I do plan to build in my local area. For anyone still following this post I'm going to keep discussing this problem to see if I am doing the right thing or maybe get some more advice. So to continue, both seemed to be getting along fine. I didnt here a peep out of them. Then 2 days ago he starts talking bad about her saying she's a slob and ungrateful etc.. I dont say much aside from -sorry to here that. Later on she starts telling me hes crazy and maybe on drugs etc.. I ask did you see him doing or selling drugs? Did you call the cops? Shes says no. And then she told me that he took the bulbs out of the light sockets and canceled the electricity and gas. She went and put it back on in her name. I asked her if she wanted out of the lease or to move to the empty unit next door. She declined the offer. I asked the guy the same thing. He also declined. I get a phone call yesterday that she moved some of his bedroom stuff into the living room and put a lock on 1 of the bedroom doors. I call her and tell her she cant do that and to change it back immediately. She claims that it's for her and her daughter's safety and the guy is creepy etc.. I stand by what I said and she said that if he comes in the bedroom she will mace him this morning I get a text from the guy saying that she threatened to blow his head off what should I do? I dont acknowledge his text. I sent them both a text message selling them that this is not my problem. My job is to enforce the lease, collect rent, and tend to the property. Dont bother me with personal problems. The girls replied with ok. The guy replies with it's too late. I grabbed a uhaul and moved my stuff out already. Go ahead and rewrite the lease without me. Good luck. Is there anything else I can do.?Should I just let this fire burn itself out?

@Roger Wagoner I spoke to her. She was also under the impression that she is only responsible for half of the rent, not the entire amount. I told her the the entire amount is due regardless if it's from him or her, or any combination. She was worried that the guy is going to leave her hanging. Since the guy put down the deposit all by himself, hes concerned that shes going to do things that will make his deposit disappear so he tells her not to hang things on the buy stuff to decorate etc.. she mentioned that she might have a hard time paying the rent if he leaves. I told her that hes not likely to leave because he doesn't want to lose his deposit.the guy called me the other day trying to discuss ways for him to be released from the lease along with his deposit. I told him I dont feel comfortable with all that and I'm sti king to the contract he signed. He wasn't happy but he know s that I'm prepared to evict if necessary.
