@Pope Lake

Are you serious? Who would buy a home build of that type material. Not me. Concrete walls are only for basement and foundations. I prefer concrete walls because there are no cracks or seepage during heavy rain.

Follow the schools. They tell you the places to invest. Good luck

I also have a Sfh in Calera that has appreciated 20% in 3 years. I have invested in the Birmingham metro area for over 15 years. I would not set my goals on 4 plex in Birmingham. I you find one at a reasonable price you can bet that area has shooting or stealing or both. I ran a fleet of delivery trucks for over 20 years. If Walmart won’t go there then neither should you. Good luck.

What is the zip code of the property. There are some areas are ok and some you run from.

Don’t go to Center point. Shooting and stealing and not landlord friendly.

Stay away from Birmingham schools.

Follow the schools. Good luck

Best. Shelby or st Clair county.

Worst City limits of Birmingham- Tarrant city. Run from Center point. They shoot and steal with a city government that is not landlord friendly. Good luck.

@Reggie Withers

Denis Evans of Jemison Alabama.

She knows and teaches Alabama real estate law. The best I have seen in 14 years in the business. Good luck.

@Dave Foster

I got a good deal on a 1031 for $500 thru my realtor. I may just execute the 1031 and try my luck. All I got to loose is 500. Thanks 😊
