The owner wants $2797 but the housing authority says 40% max allowed/capped at $2713.

Are you guaranteed sure $93 will be added to the housing authority’s initial offer ($2713)??Any help is appreciated.

Yes that is correct. But if somebody else mentioned if the tenant racks up more and charges they're not going to give you more money to cover it

Yes the utility schedule is the additional amount of rent money they will add to your rent if you cover the utilities. So yes section 8 will give you higher rent if you cover the utilities And also yes to the fact that if the tenant uses more than the allowance they have given the landlord for utilities section 8 is not going to give you more money You are out the difference. And yes one way to avoid that all together is to water and electric.

Read My Lips..........."DO NOT offer to pay for Utilities for ANY Tenant." Will Section 8 pay a higher amount for utilities? In certain jurisdictions they do, but it is not worth it because it will be capped. It may be an extra $75.00 per month. ANY tenant that realizes gas and electric is included wil have the AC on with the windows open in one room, while having a portable space heater on in the next rrom...also with the windows open......YOU receive a $427.86 electric bill for the month and there is nothing you can do about it.

What do you mean by capped??

The section 8 utility allowance chart has electric heating, cooking, water heating, and other electric equaling $93. Does that mean $93 will be added to the housing authority’s rent offer?

@John Patterson yes they will pay for electric. They have a schedule that will provide you with those numbers. I have a two unit house with one section 8 tenant and one side without assistance. I was able to submeter water and electric. I use a place called the sub-meter solutions because they will do the billing for me on a two-unit place. I think the initial meters cost me around $500 and I was doing the billing myself but quickly got behind so now I have them do it. If the tenant has Wi-Fi you don't need to pay for a transmitting cell service if they don't it cost $30 a month. The billing cost me $100 a month. To me it's worth it not to spend time figuring out the bill but you can do it yourself. I

The family who is not on assistance runs up outrageous energy bills, 300-500 a month!

Then they tried to insinuate it was the lady in the studio who was running up the bill. Submetering has fixed all that. Also for what it's worth section 8 would pay more than what she's actually using in the studio. Not a lot but it would definitely cover it.

All that said I would have an electrician come out and ask if submittering was possible before you purchase.

This was about if Section 8 offers the owner a more higher rent amount if the owner includes electric heating, cooking, water heating, and other electric. Section 8 offers a more higher rent amount if the owner includes electric heating, cooking, water heating, and other electric?

On the section 8 utility allowance chart the electric heating, cooking, water heating, and other electric equals $93. If owner includes electric that would cause Section 8 to offer a more higher rent offer to the owner?

Any help appreciated.

I will not purchase a place that does not have seperate meters for water and electricity.

You dealt with Section 8 before?

If so, do they pay a higher rent amount compared to if the electric is not included?

I do have several section 8 properties. They pay a utility allowance to the the tenant on my properties.

So if the owner includes electric heating, cooking, water heating, and other electric in the RTA or RFTA form... Section 8 will pay a higher rent amount compared to if it wasn't included?

Any help appreciated.

I don't know.

You don’t know if Section 8 will offer a more higher rent offer if the owner pays for the electric?

@John Pattersonmy understanding is that the tenant is paying, and they are being subsidized.

(I haven’t handled that myself specifically, but that’s what I’ve been told)

If tenant shows the owner the LIHEAP letter and approval and they agree on something, can the owner just put in the RFTA that owner is paying for electric (heating, cooking, water heating, other electric) and add LIHEAP next to it? Any help appreciated.

Thanks.

Please help. In section 8 request for tenancy approval (RFTA) paperwork it ask who will be paying the electric (heating, cooking, water heating, other electric). Are we allowed to put Low income home energy assistance program (LIHEAP) and not the owner that will be paying for the electric in the RFTA paperwork that section 8 gives us?
