What are some ideas for a use of a vacant warehouse without spending too much in renovations?

I am talking to a seller that owns a very large warehouse (42,000 sq ft) in a desired area in downtown Kansas City. We may be working out an owner finance deal.

The question is, what are some creative options that I should consider for the use of the building without having to spend too much money in renovations.
For example, turning it into lofts can be very profitable but will cost way too much.
Some ideas I can think of is crossfit space, maybe an event venue (weddings, etc), what else is hot in the market for warehouses????

Have you looked into the zoning or perhaps changing the zoning into flats and working with a developer?

Where is it 

what kind of streets? Is it purely industrial? Los Angeles where I live downtown has been converted into condos with good parking and security
