Matt, go into it with your eyes open. I have a friend who is heavily invested in Kauai vacation rentals. He's seen nice returns becuase he keeps them full through AirBnB, and also has had nice appreciation.

But, there is a big downside that is the reason I won't invest there: they are a ton of work to keep full, and the market is not as stable as other islands. Big price drops are possible.

If I was you, I'd consider other options such as buying a different property and just renting a place when you go to Kauai. If you run the numbers, you might a better return with less risk.

Dean, I agree with everything here and would also encourage him to rent for 6 months while he learns the market.

If he wants a realtor, I've seen @Joe Sillaman around on BP.

@Jesse Reese Actually, you don't need to live in the state to rent a property ... but you do have to list a local POC - which could be a friend, or it could be a property manager.  Just someone the tenant can call in an emergency.

Chris, when I went to the sparkrent site and clicked "sign up as a landlord", a box popped up that said it was by invitation only. It had an email address, which I emailed but haven't got a response.

I haven't tried IPN, but will give that a shot. Thanks.

After reading the great threads for online rent payments, I decided to try sparkrent. But it looks like it's invitation only. I emailed them last night but haven't received a response.

Can someone send me an invite? This is annoying ...

Daniel, why focus on Dayton if you live in a great market already (Lakewood and Cleveland)?
