Hi all, new guy here from Hawaii

Hey guys, I have signed up for this forum months ago but never had time to actually go through it or post an intro, so here I am.  My name is Royce Talbo and I am born and raised in Hawaii.  My family has been investing in real estate for years with the buy and hold, but nothing on a big scale usually only 3-4 properties at a time while occupying 1 of those properties.  My mom usually finds the deals and my dad and I would fix them up over the years.  I have owned a condo under my parents name and sold that several years ago and finally bought my own investment with my fiance. I have been struggling to buy an investment for over 5 years on my own, but could never get the financing.  I have read the beginners guide on here and several other books on real estate investing.  

My goal here is to learn techniques that will work here in Hawaii and network.  I say work here because I have been to several seminars where mainland people would come down and pitch their formula with suggested numbers from the audience only to see that it will not work.  I will be posting in other threads on the forum so don't hesitate to chime in. Thanks for reading and hope to make some new friends.

@Andrey Y. thanks I'll look over the start page, but just to clarify I am not a beginner, though I'm no expert,  I am somewhere in the middle.  But there is always something that I could learn or refresh on.  I forgot who said it, but it was something like paying $14 for an investment book even though you know 99.9% of it.  if you can find that one thing that will save you money, it will pay for it self ten fold.  something like that, but you get my point hahaha.

As I am beginning to learn, things are a bit different in Hawaii for B&H, with both disadvantages and advantages as compared with the mainland. But it is still just as fun. PM me and I can help out as best I can.

    @Andrey Y.  hahaha I bet its cold, I dont think I could ever live somewhere cold.  where I live it gets down to 50s and I think its freezing lol. thanks for the welcome.

    There are just a few on here. I was thinking about starting a REI group for beginner to intermediate investors to meet informally once a month or so, just to chat and bounce ideas off of each other. Let me know if this is something you would be interested in. Cheers.

    You came to the right place as there is tons of wealth and knowledge! We are buy and hold investors in single family homes. We invest in areas were appreciation is higher than inflations. As our goal is for early retirement in 15 years :)

    You will love the diverse community and all the resources. There are tons of methods and niches with everyone having different specialities. So a great place is to look around the blogs, forums and listen to the podcasts for different niches. If you see a post you enjoy check out the persons signature. Many of us including myself talk about our strategies, styles, niches and business model on our website. So definitely check that out as it is an amazing additional resource. For example, my blog is about while working full time, buy and hold investing, 0% Down Rentals, Personal Properties turned rentals, Long distancing investing, self-managing 3,000+ miles away. Definitely list your blog or website in your signature, if you have one. Its a great additional networking source.

    Two Great reads, I bought both J. Scott The Book on Flipping Houses,The Book on Estimating ReHab Costshttp://www.biggerpockets.com/flippingbook

    Locate and attend 3 different local REIA club meetings great place to meet people gather resources and info. Here you will meet wholesalers who provide deals and all the cash buyers (rehabbers) you will need.

    Consider checking out HUD homes for small multi's owner occupied gets first crack.

    You might consider Niche or Specialized Housing like student housing or vacation rentals. Rents can be 2-4 times more. Remember you don't have to own a property to control it.
