There are plenty of rental opportunities but be mindful of flipping in Oak Grove.  Quite a few have been burned there because they didn't get the selling price they were looking for.  You can buy SFs there all day long for cheap.... but you'll notice a difference in prices between Clarksville and Oak Grove.  I also think Clarksville is more landlord-friendly.  Good luck
