As a Realtor I work with numerous out-of-state investors. My clients & I have learned a lot about the process of searching for, finding, & ultimately closing on properties. Would love to hear from investors/agents on how they make this type of buying process a win-win in their markets.

The cool thing about real estate investing is that one size doesn’t have to fit all. There are countless ways to make money through real estate. I encourage you to do what you’re doing & continue learning. As time goes on & you gain experience you’ll undoubtedly discover which aspects of real estate investing you like best. As it relates to your post, you may discover that you enjoy employing multiple techniques to reach your objectives. Perhaps you’ll self-manage your local properties & use a reputable property manager for those further away. Regardless, keep on keeping on. Good luck.

Congrats on pulling the trigger on your first property. You’re going to be amazed by just how much you’ll learn now that you own a property. Sounds like you did your homework. I wish you the best!

3 “Potential” Advantages of Turn-Keys:

1. Less out-of-pocket expenses on the front end 

2. Less time required to manage a renovation 

3. More accurate estimate of property’s value at time of purchase 

Each investor has different goals, risk tolerances, & levels of experience. Turn-Key might just be right for you at this time in your investment career. Best of luck

Two considerations:

1. Selling season - I’m not sure how your local market is impacted by colder weather but many see considerable drops in sales from Oct-Feb.

2. Rising interest rates. It sounds like additional rate hikes are looming.

Bottom line is that while your property may continue to appreciate, market conditions could undermine the gains you see on paper.
