Make sure you are aware that the STR rules do not change in the locality you are interested in, also make sure you have Long Term Rental or MTR as an exit strategy if STR does not work out

Great to start with  house hacking but you can also do flips on the side in parallel if the deal looks good:)

John is it for Protection of assets or do you have other long term goals like getting a  Business Line Of Credit ? Usually people do it at 3 properties or more but depends on your goals. Umbrella Insurance  is a good way to protect assests or some people use both .

Try to see if you can get hold of a copy of The Millionnaire Real Estate Investor By Papasan and Keller.

Also look at Real estate meetups in your area and Facebook Groups

These help a lot and once you build  your network  I am sure more doors will  open to you
